trak group is hiring a Director of Construction to serve as the owner’s representative for a real estate investment firm managing a portfolio of commercial assets. This role leads capital projects from due diligence through closeout, ensuring work is delivered on time, on budget, and aligned with investment goals.
Responsibilities:
- Lead construction activities across the portfolio, including tenant improvements and capital projects
- Serve as owner’s representative, managing architects, engineers, general contractors, and consultants
- Oversee design, permitting, bidding, contracting, and construction execution
- Develop and manage project budgets, schedules, cash flow, and draw requests
- Review and approve contracts, change orders, pay applications, and cost reports
- Partner with acquisitions during underwriting and due diligence to assess scope, cost, and risk
- Collaborate with asset and property management to align construction with leasing and operations
- Ensure compliance with codes, safety standards, and lender/investor requirements
- Monitor quality, resolve issues, and prevent schedule or cost overruns
- Provide clear project updates to senior leadership and investors
- Support value creation through efficient capital execution and repositioning efforts
Requirements:
- 8–12+ years of construction or development experience, preferably in commercial real estate
- Proven experience acting as an owner’s representative for office, industrial, retail, or mixed-use assets
- Strong ability to manage multiple projects with limited internal resources
- Deep knowledge of construction costs, scheduling, contracts, and risk management
- Bachelor’s degree in Construction Management, Engineering, Architecture, or related field preferred
- Experience with real estate investment firms or institutional capital strongly preferred
- Proficiency with Procore, MS Project, and Excel
- Strong leadership, communication, and decision-making skills
- Organized, independent, and commercially minded
