Responsibilities include:
  • Plan, prioritize, assign, supervise, and review the work of maintenance staff, providing clearly defined performance standards.
  • Manage maintenance and repair tasks, including painting, flooring, plumbing, electrical, and general repairs.
  • Conduct inspections of units to assess maintenance needs and repairs, coordinating with Property Managers to schedule unit repairs.
  • Enforce safety protocols and ensure all repair activities comply with regulations.
  • Work with external contractors and vendors to provide maintenance services, ensuring satisfactory completion of work.
  • Monitor expenses and stay within the allocated budget for maintenance and repair tasks.
  • Maintain cleanliness and curb appeal of  buildings and grounds.
  • Communicate with residents regarding planned maintenance activities and any potential disruptions.
  • Monitor staff’s time and attendance, conducting regular performance reviews and training sessions.
  • Assist in addressing and resolving issued code violations for properties.
  • Make reports of on-the-job injuries and damage or loss of equipment and supplies.
  • Keep statistical data for work groups to define and/or revise work standards.
  • Travel throughout Hamilton County as needed.

What you need to succeed:
  • High school diploma or equivalent experience.
  • At least five (5) years’ experience in general maintenance and repair work at the next lowest level of difficulty.
  • Demonstrated knowledge of basic plumbing, HVAC, electrical, pest control, carpentry, and painting skills.
